• Check-In/Out: Check-in after 3 PM; check-out before 10 AM.
• Pool & Spa: Features a private, heated swimming pool and a private hot tub.
  
• EV Charging: Offers an onsite electric vehicle charging station with adapters available upon request.

• Military Discount: Offers 5% off the pre-tax rental price for active personnel with ID.

• Price Lock: Current listed rates are only guaranteed through January 6, 2027.
• Extra Guest Fees: A fee of $10 per night plus tax applies for each guest over a specific 16 guests.

Booking Rules & Restrictions

• Minimum Stay: A 4-night minimum is required for summer/holiday bookings containing a Friday, Saturday, or Sunday.
• Peak Season Rules: The minimum stay rule applies from Memorial Day to Labor Day and during major holidays.
• Age Restriction: Renters under 30 years old must inquire via email instead of booking online

• Pool & Spa: Private 35'x18' pool (heated to 84°F)with a 3 feet shallow end and gradually deepens to 5'5". A 6-person hot tub (100°F).
• Pool Warning: Water temperature may drop during wind chill below 55°F due to automatic heater shut-off.
• Game Room: First floor billiard table, 40" TV, futon, bar, and large beverage fridge.
  
• Kitchen & Dining: Stainless appliances, 3 large fridges, Keurig, and dining seating for 22.
• Living Space: Second floor layout with leather sofas, 55" TV, and YouTube TV.
• Extras: We provide the Propane and the BBQ, large capacity washer/dryer, beach gear (chairs, wagon, cooler), and baby gear.

House Rule:

• Age Limit: Primary renter must be at least 30 years old. Please email the owner for exceptions
• Smoking: Permitted outdoors only; strictly prohibited indoors. Outdoor smoking is welcomed at least 30feet away from doors/windows
• Pets: Not allowed due to medical and allergy reasons for other guests.
• Parties: No parties, gathering or have guests staying elsewhere to come over due to our liability
• Capacity: Only registered guests are allowed on the property without owner permission.
• Cleaning: Excessive cleaning fees will apply if the villa is left unkempt.
